Education/Training: A high school diploma or equivalent; current CPR/AED/First Aid certification (or obtaining CPR/AED/First Aid certification within 30 days of starting the position).
Skill(s): Speak and understand English; moderate reading, writing, grammar, and mathematics skills; proficient interpersonal relations and communicative skills; moderate knowledge of facility maintenance or general construction; ability to use a variety of power tools; valid driver’s license, CDL as applicable; ability to interpret blueprints and diagrams for buildings and mechanical systems.
Experience: A minimum of three (3) year's experience in related positions normally required and valid HVAC certification.
Skill(s): Responsible for performing a variety of duties to support the maintenance function;coordinating work within the department, as well as with other departments; reporting pertinent information to the immediate supervisor; responding to inquiries or requests for information.

Performs a variety of duties to support the building maintenance function as illustrated by the following:
Performs preventative maintenance on HVAC systems.
Performs routine maintenance on HVAC systems.
Maintains proper temperatures and pressures on boilers.
Maintains all low-voltage and high-voltage electrical systems.
Maintains all plumbing systems.
Performs general building maintenance, carpentry projects, etc.
Performs essential functions of Building and Grounds Technician.
Responds to emergency and non-emergency calls from independent living residents.
Participates in on-call and emergency coverage as directed.
Fulfills role of supervisor or director in his/her absence, as assigned.
Provides guidance and on-the-job training to Buildings and Grounds Technician.
Oversees team members in their timekeeping process, ensuring accurate submission of date:
Follows up with team members under their supervision to ensure timekeeping process is completed and submitted accurately with no errors.
Educates team members regarding requirements for timekeeping, missed punches, consequences, etc.
Coordinates specific work tasks with other personnel within the department as well as with other departments in order to ensure the smooth and efficient flow of information.
Abides by the current laws and organizational standards and procedures designed and implemented to promote an environment which is free of sexual harassment and other forms of illegal discriminatory behavior in the work place.
Identifies, prevents, and reports actual or suspected abuse, neglect, exploitation, and improper use of chemical and physical restraints, in accordance with standards.
Cooperates with, participates in, and supports the adherence to all Agency standards, procedures, and practices in support of risk management and overall safety and soundness and compliance with all regulatory requirements, i.e., HIPAA, OSHA, etc.
Abides by and supports the organization’s code of conduct by exhibiting behavior that is set forth in the code of conduct. Performs duties in accordance with the code of conduct and completes annual compliance training.
Reports pertinent information to the immediate supervisor as requested, or according to an established schedule; compiles information as necessary or as directed and provides data to appropriate personnel.
